If you’re still in the process of finding a lender, we will connect you to one of our trusted lender partners. Your lender will ensure that your financial comfort and goals are made a priority. Step 3: Viewing Properties
After reviewing your home priority list and confirming your budget, we will begin the viewing process. We will curate a thoughtfully crafted list of homes for you to view. This list will encompass properties that are strong contenders, some potential options, and even a few that might not have crossed your mind before. Throughout our viewings, we will communicate frequently about your thoughts and preferences. Don’t hesitate to be open and honest – we genuinely want to understand what captivates you. You may also choose to attend additional open houses on your own, this provides a great opportunity to see additional properties and further understand your wants and non-negotiables.
Step 4: The Offer
Once we find the right property for you, together we will write and submit an offer. Our team will take care of the logistics – everything from reviewing the terms and conditions, to ensuring that your needs are prioritized and that the offer is compelling to the seller. Our ultimate goal is to place you in the strongest and safest positioning possible.
Step 5: The Acceptance
When the offer is accepted and signed by both parties, we are at mutual acceptance. At this point, all terms are not only agreed upon but also formally documented. Upon reaching mutual acceptance, we will introduce you to our escrow team. Together, we will map out our closing timeline as well as tasks and deadlines that must be completed before each contingency expiration.
Step 6: The Inspection
If your accepted offer includes an inspection contingency, your chosen licensed inspector will now carry out the home inspection. Your inspector will assess the home meticulously – ensuring that all home systems are functioning properly. Together, we will review the report and determine the appropriate next steps. This may include asking the seller to make necessary repairs to health and safety items. This process ensures that you make informed decisions and feel confident in the condition of your future home.
Step 7: Escrow
Your escrow team serves as a neutral third-party with a key role in overseeing your transaction. Their primary responsibility is to ensure that all parties involved adhere to conditions and timelines outlined in the contract. They play a central role in receiving and disbursing funds, as well as handling the essential documents required to transfer ownership of your new home. Once your loan documents are sent to escrow, they will help you sign your closing documents. On the actual day of closing, we will receive confirmation that the ownership has officially been transferred and recorded. You will then receive the keys to your new home!

Typically, you can begin moving into your new home directly after closing. Whether you’re considering some updates before settling in or simply need a reliable mover recommendation, we are well-equipped with valuable resources to support you. Congratulations!
